Skyline Tower — Phase 1 MEPF Fit-out
Turn-key MEPF fit-out covering design, installation coordination, testing, and commissioning.
Project Overview
An 18-storey Grade-A corporate tower with 2 basement levels and an approximate gross floor area of 480,000 sq. ft. The engagement runs from schematic design through testing and commissioning.
HVAC Scope
- Central chilled-water plant: 2 × 350 TR water-cooled screw chillers with 30% N+1 redundancy, primary/secondary pumping, decoupled loops, and rooftop cooling towers with VFD fans.
- Air handling: 32 VAV AHUs—typically 2 per floor and 4 per mid-rise tenant floor—with BACnet IP integration to the BMS.
- Ductwork: Pre-insulated GI ductwork to SMACNA, VAV terminals for open-plan zones at a minimum of 1 per 750 sq. ft., and silencers on all main risers.
- Ventilation: Dedicated outdoor air at 10% design flow with roof-MAU heat recovery providing at least 65% sensible efficiency.
- Car-park ventilation: Basement CO monitoring and jet-fan ventilation.
- BMS: Tridium Niagara AX with Modbus-TCP integration for chillers, pumps, and VAVs.
Electrical Scope
- LV distribution: 2 × 1,250 kVA transformers with KE and generator ATS changeover, plus 11 kV utility HT to the primary substation.
- Standby generation: 2 × 800 kVA prime generator sets with N+1 configuration and 24-hour fuel autonomy.
- Distribution and containment: Main LV panels, floor-level DBs, and dedicated cable-tray routes for power, control, and ELV.
- Lighting: DALI-controlled LED lighting, occupancy sensors on typical floors, and emergency lighting with a central battery inverter.
- Small power: Minimum 1 duplex outlet per 60 sq. ft. based on tenant plans.
- ELV: Dedicated rooms on every floor with access control, CCTV, IP-PA, Cat-6A cabling, and an OS2 fibre spine.
Plumbing Scope
- Water supply: Ground tank and booster-pump set feeding a 30 m³ roof tank, with zoned cold/hot-water distribution and circulation.
- Rainwater harvesting: 25 m³ rooftop irrigation tank.
- Grey-water recycling: Recycled water for WC flushing from floors 2–18.
- Sewage and waste: Gravity drainage to the basement holding tank with twin-pump ejection to the municipal main.
Fire Protection Scope
- Sprinklers: Wet system to NFPA 13—light hazard in typical areas and ordinary hazard group 1 in basements and MEP rooms.
- Fire hose reels: NFPA 14 system with 2 standpipes per floor.
- Fire alarm: Addressable system with 2 loops per floor, voice evacuation, phased evacuation logic, and a roof-mounted alarm mimic.
- Fire pumps: Electric duty, diesel standby, and jockey pumps.
- Gaseous suppression: Inergen or Novec protection for ELV and UPS rooms.
Required Deliverables
- Design-freeze package covering basic and detailed design.
- Discipline-specific BOQ with at least 3 quotations for each package.
- Weekly progress reports and monthly financial reconciliation.
- Commissioning and TAB report before handover.
- Complete O&M manuals and BIM as-built model in Revit MEP 2025.
Acceptance Criteria
- HVAC: Air balance within ±10% of design CFM in accordance with AABC.
- Fire: 100% device functional testing and fire-marshal sign-off.
- Electrical: Complete LV switchboard type testing and insulation-resistance records for every circuit.
- Plumbing: 24-hour hydrostatic testing at 1.5× working pressure.
