HVAC-Only vs. Full MEP Turnkey: What Should You Actually Post?

12 September 20261 min readBy Jahanzaib Platform Admin

One of the first decisions a client makes when posting a project is scope: do you post separate tenders for HVAC, plumbing, electrical, and fire protection — or one combined MEP turnkey package?

Posting by individual trade (HVAC Design & Engineering, Plumbing Installation, etc.) typically attracts more specialized bidders and can produce more competitive per-trade pricing, since firms are bidding only on what they do best.

A full MEP turnkey posting attracts larger, multi-disciplinary contractors who can self-coordinate across trades — reducing your own project management overhead, but often at a price premium for that convenience.

A practical rule of thumb: for smaller or single-building projects, trade-specific postings usually get more (and more competitive) bids. For larger, schedule-sensitive projects — hospitals, malls, industrial facilities — a turnkey posting reduces coordination risk even if unit pricing is slightly higher.

Whichever you choose, MEPF Suite's category picker lets you tag your posting precisely, so it reaches consultants, contractors, and service providers who actually specialize in that scope.
